“An apartment composed for full family living, its private outlook curated at three points through the property, from front to rear.”

Apartment 160 is a fully refurbished and extended ground-floor flat in Leytonstone. The owners loved their street and chose to grow into their home rather than move. The brief was to hold a growing family for the long term: three comfortable bedrooms including a proper master, more than one living space, and the existing garage retained.
The extension reaches around 6m into the long rear garden, almost doubling the footprint and reorganising the plan around light and outlook. In place of one deep, single-aspect space, the home opens onto a sequence of private outdoor rooms, from an inner courtyard to the rear garden, drawing daylight into the centre of the plan. The kitchen, master bedroom and garden studio each look across the garden, while the courtyard connects to a bedroom and the secondary living space. Generous framed openings turn each outlook into a composed view, and everyday routes are considered too: with pets in the household, the way to the garden runs straight through the kitchen. Behind its retained Victorian bay, the flat keeps a familiar face to the street as the new rear opens into a lighter, more contemporary way of living.
